Land value

What determines the value of your land

There is no standard per-hectare price when selling land for a photovoltaic, agrivoltaic or energy-storage plant. Real value depends on a combination of technical, zoning and geographic factors. Knowing them before signing helps the landowner understand what the land is really worth and avoid accepting low offers.

Total surface area

We acquire land with a minimum surface of 4 hectares (40,000 sqm). Above this threshold, the larger the area, the higher the unit value: economies of scale reduce fixed development costs and make the site more attractive to whoever will build the plant.

Distance from the nearest MV substation

Grid connection is one of the largest development costs. Land near a medium-voltage (MV) substation or an existing line is worth significantly more than isolated land that would require kilometers of new line.

Land-use designation

The land-use designation set by the municipal planning tool (PRG, PUC, PGT) defines the permitting path. Non-agricultural land (industrial, light-industrial, tertiary, "white zones") is usually faster to permit and receives higher valuations than purely agricultural land.

Constraints and easements

Landscape, hydrogeological, archaeological constraints or easements can complicate or prevent the project. A preliminary check allows for an accurate value estimate: fewer blocking constraints means a faster permitting path and therefore a better offer.

Road accessibility

Plant construction requires access for heavy vehicles. Land served by paved roads or well-maintained dirt roads is worth more than land reachable only via informal tracks or uncertain rights of way.

Moderate slope and no trees

Installing the structures requires flat terrain or terrain with a moderate slope: steep gradients raise construction costs and reduce the usable surface. The land must also be free of trees, especially tall ones, which would create shading and high clearing costs.

What land we buy

Sunscape buys land directly for the development of photovoltaic, agrivoltaic and energy-storage plants. Our valuation is not limited to "standard" land: we look favourably at less obvious situations too, such as decommissioned industrial sites or former quarries.

Land within 350 metres of industrial facilities

Italian rules on suitable areas favour land adjacent to productive zones: a plot within 350 metres of industrial plants or warehouses benefits from a faster permitting path and therefore receives significantly higher valuations.

Land within 300 metres of motorways

The strip within 300 metres of motorways is also among the preferred areas for development: these zones are already affected by infrastructure, so a plant has a lower landscape impact and permitting is easier.

Agricultural land free of landscape constraints, 4+ hectares

Flat agricultural land, typically arable or uncultivated, with a minimum surface of 4 hectares and free of landscape constraints. The absence of blocking constraints means a faster process and a higher valuation — even if the plot is currently farmed for low-value crops.

Industrial, light-industrial or non-agricultural land

Areas with industrial, light-industrial or otherwise non-agricultural designation (including "white zones" and former quarries). They are the fastest to permit and generally receive the highest valuations: for owners of such areas, selling is often the most profitable option.

Eligibility analysis and offer

We verify zoning constraints, distance to the grid and accessibility free of charge. If the land is suitable, one of our specialists will contact you to present our commercial offer.

Grid feasibility check

We submit a formal grid connection request (TICA) to the network operator to confirm project feasibility. Typically 100–150 business days.

Preliminary agreement

With a positive grid response, we proceed with the notarial signing of the preliminary sale agreement, with payment of the first deposit to the owner.

Final deed and payment

Once all permits are obtained, we proceed with the final notarial deed and payment of the full remaining amount. All technical development costs are borne by Sunscape.

If you prefer to keep ownership of your land and receive a stable rent for 30 years, take a look at the lease option (surface rights agreement): guaranteed income, land stays yours, rent optionally fully upfront at signing and the option to keep farming with agrivoltaic.

Everything you need to know about selling

How much can I earn by selling land for photovoltaic?
Value depends on surface, land-use designation, distance from the MV substation, constraints and region. There is no standard "per hectare" price: each plot is a unique case. For this reason we provide each landowner with a free, tailored valuation after the request submitted through the form.
When do I receive payment after signing?
We recognise competitive deposits during the development process, starting from the preliminary signing, and the balance at the final deed, after permits are obtained. Exact terms and amounts are set in writing in the preliminary contract.
Do I have to pay taxes on the sale of the land?
For private individuals, the sale of agricultural land owned for more than 5 years generally does not produce a taxable capital gain (art. 67 TUIR). For other situations (e.g., building land or land owned for less than 5 years) taxation depends on the case. We always recommend verifying with your accountant.
What happens if the permitting process is unsuccessful?
The preliminary contract is structured so that Sunscape's obligation to purchase is conditional on obtaining the necessary permits. If the project is not authorised, the preliminary ceases to be effective and the owner is free to dispose of the land again. The deposits already paid stay with the owner and all development costs remain on us.
What documents are needed for the preliminary analysis?
For the first valuation, the cadastral data of the land (region, province, municipality, sheet, parcel) and the hectarage are enough. We take care of everything else (deeds, maps, constraints) free of charge.
Can I sell only a portion of the land?
Yes, parcelling the land and selling only the suitable portion is possible, while keeping the rest in ownership. The cadastral subdivision is a standard procedure that we handle together with the owner at the preliminary stage.
Who pays the notary and technical fees?
All technical development costs (surveys, grid connection, permits) are borne by Sunscape. Notary fees are normally borne by the buyer, unless otherwise agreed.
Is it more convenient to sell or to lease the land?
It depends on the owner's objectives. Selling provides deposits already during the process, the balance at the final deed, and frees you from ownership; leasing (surface rights) lets you keep ownership, receive a stable rent for 30 years, optionally fully upfront at signing, and keep farming with agrivoltaic.
