What we look for

The ideal land

We are seeking flat, tree-free land with a minimum area of four hectares (40,000 m2), preferably not too far from industrial or commercial areas.

The value of your land can increase further if it meets one of the following requirements:

  • within 350 m of plants or industrial facilities;
  • within 300 m of highways;
  • with a non-agricultural land-use designation.

30-year surface right: rent optionally upfront at signing

Receive a rent for 30 years (annual or fully upfront at signing) and keep ownership of the land, with the option to keep farming it with agrivoltaic. All costs and permitting risk are on us.

Tailored offer

Grid feasibility

We confirm project feasibility by submitting a grid connection request to the electricity operator (about 100-150 business days).

Preliminary contract

Upon positive grid response, we proceed with the notarial signing of the preliminary agreement and the payment of the first deposit.

Final deed

Once all the permits are obtained, we proceed with the final deed of purchase or surface rights.

FAQ on land sale and lease

Is it more convenient to sell or to lease the land?
It depends on your objectives. Selling provides deposits already during the process, the balance at the final deed, and frees you from ownership. Leasing (surface right) lets you keep ownership, receive a stable rent for 30 years, optionally upfront at signing, and keep farming with agrivoltaic. Which regions offer the highest income?
Solar irradiance and the regional permitting context affect rent or sale price. On average, central-southern regions (Apulia, Sicily, Basilicata, Lazio, Sardinia) get higher valuations, though northern regions can also offer great opportunities on industrial land that is well connected to the grid.
Are photovoltaic panels polluting or harmful to the environment?
No. Photovoltaic panels emit no pollutants during operation: they generate electricity without combustion or emissions. At end of life (over 25 years) they are recyclable for more than 90% of their weight under EU WEEE rules. For agrivoltaic, Italian studies confirm compatibility with the agriculture underneath.
What documents do I need for the preliminary analysis?
